School's out Thursday and summer is officially here. The market did something interesting this week and Redmond has a packed calendar ahead. Let's keep it short and useful.
1. WHAT THE MARKET IS DOING RIGHT NOW
The median list price in Redmond hit $639,000 this week, which Altos Research is calling a new all time high for our zip code. Before you get too excited or too nervous, here's the context: the jump is largely driven by newer and larger homes coming onto the market, not necessarily a surge in demand.
Inventory climbed to 253 active listings. 43% have already had a price reduction. Median days on market is 56, average is 93. The Market Action Index is holding at 32, unchanged from last month.
For comparison, Bend is sitting at a $922,375 median with 760 active listings and the same MAI of 32. Both markets are stable but not accelerating.
The honest takeaway: if you own a home in Redmond and have been thinking about selling, prices are at a high point right now. That window may not stay open forever. I'm happy to run your numbers, no pressure, just data.

2. WHAT'S HAPPENING AROUND REDMOND THIS WEEK
Reggae Rise Up Oregon is taking over the Deschutes County Fairgrounds this weekend, June 12-14. Thousands of people will be camping, eating at our restaurants, and driving through town. Great energy if you're going, tickets still available at reggaeriseup.com. If you're not going, just plan for some extra traffic.
Rodeo swing dance lessons are every Tuesday at 7pm at Blacksmith Public House. Free for adults, taught by Fire Line Dancing instructors Brittany and Jordan. No partner, no experience required. This one is genuinely fun and worth trying.
Paint night at Wild Ride Brewing is Monday June 15th through It's Just Paint. $45, all supplies included, completely original canvas. It will sell out so grab your ticket at thebestpaintparty.com.
3. FROM MY WEEK
Wednesday I'm doing the MLS broker tour through Redmond South and Eagle Crest. I do these regularly because walking through active listings keeps me sharp for both my buyers and my sellers. I preview homes for buyers so I can match them faster, and I see the competition firsthand for sellers so we can price and position correctly from day one. While I'm in Eagle Crest I'll also be walking some lots for a client who is planning to build out there soon.
This week I'm also volunteering for Field Day at Tom McCall and on Wednesday with my yoga studio, Love Bird Yoga, at the Neighbor Impact food storeroom, repacking food for neighbors in need. And my last concession stand shift of the season is Saturday from 12-2pm at Umatilla Sports Complex. Come say hi if you're out there.
