Hey friends,

I skipped last week and I'm not going to pretend I didn't. Memorial Day weekend with family won and I have zero regrets. We visited with family camping in Crooked River Ranch, I had those two open houses and the short week sort of got me all discombobulated. It is what it is.

We're back this week and June is already off to a full start. Here's what's going on.

Redmond Oregon Housing Market: What the Numbers Say This Week

The median list price in Redmond, OR 97756 moved up to $610,000 this week, but I want to be straight with you: the numbers underneath that headline are worth paying attention to.

The Market Action Index slipped to 32, down from 33 last month. Inventory is at 241 active listings. Median days on market jumped to 56 this week, up from 49 last week, and the average is sitting at 94. That gap between median and average is still wide and it's still telling the same story it has been for weeks.

A few things I'm watching:

43% of active listings have had a price reduction. That's the highest we've seen all spring. New listings are coming in at a median of $569,900, well below the overall median of $610,000. That tells me sellers entering the market right now are being realistic. The ones who aren't are the ones showing up in that 43%. Median rent ticked up to $2,395, which is worth noting if you're weighing renting versus buying or holding an investment property.

The Altos narrative said it well this week: the market has been cooling over time and prices have plateaued. We're still in seller's market territory but the MAI has been drifting lower for a while. If that trend continues, we'll start to see downward pressure on prices.

Your Redmond Oregon Community Events Guide

Tonight: Bingo at Initiative Brewing

Every Tuesday night at 5:30pm, Initiative Brewing hosts bingo with all proceeds benefiting the Redmond Senior Center. I just found this one and thought it was worth sharing. They don't list the buy-in on their page so I'd bring $10-20 just to be safe. Good cause, fun night.

Tonight: Trivia and Tacos at Elements Public House

Also tonight at 6:30pm: Useless Knowledge Bowl Trivia at Elements Public House, 1857 NW 6th St. Free to play, full menu plus a Taco Tuesday menu, and gift card prizes. Two hours of live trivia with a locally owned and operated host. Bring a pen and some good vibes.

Two fun options on a Tuesday night in Redmond, which honestly is not something I would have guessed a year ago.

Saturday June 6: Teacher Gift Workshop at Lux Hydro Art

Last day of school is June 11th and if you're looking for a meaningful teacher gift that your kid actually made, this is it. Lux Hydro Art is hosting a workshop where kids create a water marbled flower pot and add a real plant to give their teacher. $28, ages 5 and up, all supplies included. RSVP is required so head to luxhydroart.com to grab your spot. This one will fill up.

Saturday June 6: Live Music at Blacksmith Public House

A Brooks and Dunn cover band is playing at Blacksmith this Saturday starting at 5pm with three bands on the lineup. Good way to kick off a summer weekend.

Cub Scouts Rank Up Ceremony

Tomorrow night our pack is holding their end of year graduation ceremony. Our Tiger is moving up to Wolf and I could not be more proud of that kid. It's a potluck style party and one of those school year moments that sneaks up on you and then hits you right in the heart.

Slide Into Summer at Tom McCall

This Thursday from 5-7pm, my son's school is hosting their Slide Into Summer event. Reading focused, end of year celebration with food, Kona Ice, bounce houses, and families just enjoying the moment. Come find me if you're there.

Field Day Next Tuesday

I'm helping out at the annual field day at school next Tuesday and I'm genuinely excited about it. I've been assigned to the three-legged race station and I fully plan to take that job very seriously. I can’t wait to tell y’all about it.

SISTERHOOD OF REDMOND

Book Club is this Thursday: we're discussing Lone Wolf by Jodi Picoult. Whether you finished it, are still working through it, or haven't started, come anyway. There is always room at the table. First Thursday of every month.
