Redmond Oregon Housing Market Snapshot: What the Numbers Say This Week

The median list price in Redmond, OR 97756 ticked up to $605,000 this week, which is the first movement we've seen in a while. Inventory climbed to 242 active listings, up from 231 last week, and the Market Action Index is holding at 32, unchanged from last month. We're still in slight seller's advantage territory but the market is telling us to pay attention.

Here's what stood out to me this week:

Median days on market moved to 49, up from 42 last week. That's a meaningful shift. Average days on market is sitting at 91, so that gap between median and average is still wide. The story hasn't changed: well-priced homes move, everything else waits. 40% of active listings have had a price reduction, the highest we've seen in several weeks. New listings are coming in at a median of $598,000, just below the overall median, which tells me sellers are being thoughtful at entry. Price per square foot held at $334.

The takeaway: inventory is growing, days on market are creeping up, and four out of ten active listings have already had to reduce. If you're thinking about selling this summer, the window for getting it right the first time is not getting wider. Let's talk before you list, not after.

After the Eagle Crest open house wraps up I'll be heading to Sisters to co-host with Duane Myers. Three bedrooms, three full baths, vaulted ceilings, skylights, a wood-burning fireplace in the family room, a dedicated office, and a covered deck overlooking a large fully fenced backyard. All appliances stay.

The Tollgate HOA includes access to pickleball courts, a pool, tennis courts, trails, and sport courts, and short term rentals are allowed here too. Sisters is a special little town and this is the kind of home that doesn't come along every day out there.

Memorial Day Flags on 6th Street (Downtown Redmond)

One of my favorite things about living in Redmond is how this town shows up on Memorial Day. Over 1,600 American flags will line the streets on Monday and it genuinely never gets old. It's a small thing that says a lot about this community.

General Duffy's Summer Market: First One of the Season

General Duffy's Waterhole at 404 SW Forest Ave is launching their very first Summer Market this season and it sounds like a great time. Local vendors, live music starting at 6pm, and it's completely free. Grab your people and head downtown. This is their first year doing it so I'm excited to see how it grows.

Music on the Greens is Back

The Redmond Chamber of Commerce is bringing back Music on the Greens at American Legion Park, every other week this summer. Live music, kids running around, food vendors, craft vendors... it's one of those events that just feels like summer in a small town. Juju Eyeball, Bend's Beatles band, kicks off the series Wednesday, June 24 6:00-7:30. Keep an eye on the schedule and plan to be there and if you do, come say hi.

Blacksmith and General Duffy's Concerts

Both venues have live music happening this weekend. Worth checking their Facebook pages for the specific lineups and times if you want to make a night of it.

FROM MY WEEK

Getting Busier, in the Best Way

The spring market is picking up and I'm feeling it in a good way. I've been researching properties across all three Central Oregon counties: Jefferson, Deschutes, and Crook. Each one has its own personality and its own quirks and I'm genuinely enjoying learning all of it.

One of the things I'm most grateful for right now is the brokers I've been able to partner with here. These are people who didn't just move to Central Oregon, they grew up here. They've worked this market for decades and they've been incredibly generous with their knowledge. For someone like me who is not new to real estate but is newer to this specific market, that kind of resource is invaluable. I feel like I'm learning the right way.

Concession Stand Tomorrow

I'll be working the concession stand tomorrow, Saturday, at Umatilla Sports Complex for a big tournament. If you're out there watching games, come say hi. I'll be the one covered in nacho sauce and having a great time.

Cub Scouts Gearing Up for Summer Camp

Troop 27 is meeting next week to go over summer camp details and get everyone excited for what's ahead. If you've got a scout or a kid who's been curious about joining, now is a great time to reach out.

Book Club: Lone Wolf by Jodi Picoult

Our June book club pick is Lone Wolf by Jodi Picoult, suggested by our own Barb L. It's a story about a fractured family navigating a legal battle after a tragic accident: family loyalty, moral dilemmas, and the complicated nature of forgiveness. Classic Picoult and I'm already looking forward to the discussion. Location is TBD but we meet the first Thursday of the month. If you'd like to host or know of a good spot, reach out. All are welcome, even if you haven't finished the book.

Pickleball continues Friday mornings at 9am. Come find us.
