Hey friends,

I'm back from Portland and my heart is so full. My mom's 73rd birthday was everything, the whole family together (minus Peter), the Oregon Zoo, downtown Portland, too much food and not enough sleep. Exactly right.

Now I'm back and this week is a good one. Let's get into it.


1. THE MARKET THIS WEEK

Prices in Redmond continued their gradual slide this week. Median list price is now at $574,900, down from $582,000 last week and well below the all time high of $644,450 we hit just a few weeks ago. Inventory climbed to 285 active listings and 46% of listings have had a price reduction.

Here's the nuance worth knowing though: the Market Action Index actually ticked back up to 33 this week. Altos is calling it a stasis point, meaning supply and demand are relatively balanced right now. The downward price pressure is expected to be light or variable rather than dramatic. We're not in freefall, we're just settling.

New listings are coming in at a median of $550,000, close to the overall median, which tells me sellers are being realistic at entry. Average days on market is 96, median is 56.

The takeaway: if you're a buyer, you have more negotiating room than you did two months ago. If you're a seller, pricing it right from day one is more important than ever because the days of pricing high and waiting are behind us for now.

2. WHAT'S HAPPENING AROUND REDMOND THIS WEEK


Baby and Toddler Yoga at the Redmond Library: Tuesday July 29th

Playful Practice is hosting a sweet 30 minute class for babies and their caregivers at the Redmond Library, 827 SW Deschutes Ave. Gentle movement, rhythmic stretching, and a little breathing for both the tiny humans and the grown ups holding them together. Women of a Certain Age Lunch at Redmond Burger Company

Some of our Sisterhood ladies are also part of this wonderful group for women over 50 and they're getting together for lunch at Redmond Burger Company. I missed this one since I was still in Portland but I'm keeping my eye on their events because these ladies sound like my kind of people.


Sisterhood Summer Social at Sunriver Brewing: Thursday July 30th, 5-8:30pm

This is the one. Our first Sisterhood Summer Social is finally here and I’m pumped. Sunriver Brewing on Badger Ave, come and go whenever you'd like between 5 and 8:30. Name tags, maybe a little party bingo, great food, cocktails, mocktails, and a small play area in the dining room if you need to bring your little one.

Whether you've been to one Sisterhood event or twenty, come. If you've been hoping to meet more women in Redmond, this is a really good place to start. No agenda, no speeches, just good people and good drinks.



3. FROM MY WEEK

This is my last week hosting the MLS broker meeting on behalf of Real Broker and I'm bringing my famous closing cookies to share. If you're a broker in the area, come find us tomorrow at the Redmond Senior Center at 9am SHARP. As soon as that clock hits 9, we rise and say the pledge and go right into the meeting.

Thursday I have coffee at Kook'i from 9-10:45, then I'm collaborating with some amazing Bend realtors at the new library, skipping yoga, then the Summer Social that evening. It's a full Thursday and I'm here for it.

Friday I'm sitting down with my mentor Mike Marshall to talk through ways to better serve my clients and this community beyond just buying and selling. I'm always looking for ways to show up more intentionally here.

Saturday I'll be volunteering with the Rotary of Redmond selling tickets at the Deschutes County Fair main entrance. Come say hi if you're out there.

Starting next week it's back to the regular rhythm: yoga in the mornings, client meetings in the afternoons, and helping some really wonderful people find their next home here in Central Oregon. I'm helping family find a home in Redmond, friends find homes in Redmond, and always grateful for every referral that comes my way.
