Hey friends,

August is here and Redmond is not slowing down. This week has something for literally everyone: walkers, readers, art lovers, music fans, and people who want to watch professional motocross riders do backflips over a crowd at a brewery. Let's get into it.

1. THE MARKET THIS WEEK

The Redmond market continues its gradual cooling. Median list price dropped to $569,700 this week and inventory climbed to 298 active listings, the highest we've seen all year. The Market Action Index slipped back to 32 and Altos is being pretty direct about it: demand is low relative to available inventory and prices continue to fall.

Here's what stands out this week: new listings are coming in at a median of $462,500, well below the overall median of $569,700. That gap tells me sellers who are paying attention are pricing to sell, not to wish. 46% of active listings have had a price reduction. Average days on market is 95.

The one bright spot: the bottom segment of the market, homes around $399,000, is moving fastest with a median of just 17 days on market. Buyers at that price point are active and motivated.

The takeaway: if you're a buyer right now you have more inventory, more negotiating room, and more time than you've had in years. If you're a seller, pricing strategy is everything. I'm happy to run your numbers and have a straight conversation about what selling looks like right now.

2. WHAT'S HAPPENING AROUND REDMOND THIS WEEK

Java Jos and Walking Wednesdays: Starting Wednesday August 5th

Sisterhood member Barb Lutz is organizing a weekly walking group starting this Wednesday at 10am. Coffee and walking, two of the best things. Keep an eye on the Sisterhood group for meeting details. This one runs through October 21st so it's a great way to stay active and social all the way through fall.

Arts in the Park: Wednesday August 5th

Sisterhood member Sarah Jean is hosting Arts in the Park this Wednesday with a caterpillar themed art activity for the little ones. Details in the Sisterhood group.

Music on the Greens: Wednesday August 5th, 5:30pm at American Legion Park

Free live music returns to American Legion Park this Wednesday. Vendors open at 5:30, music starts at 6pm. This week's performer is Pete, an award winning singer-songwriter and flat picker based in Bend who's been performing for over three decades. Acoustic, eclectic, and genuinely one of a kind. Bring a blanket and the whole family.

MX13 Jump Show at Wild Ride Brewing: Thursday August 6th

Wild Ride Brewing's 10th annual MX13 Jump Show is back and it's exactly what it sounds like: professional FMX riders doing backflips and tricks while a DJ plays to the crowd. Free to attend, family friendly, and this year it's also a fundraiser for the Jake and Josh Eckstein Memorial Trade Scholarship Fund. I'll be at book club but this one looks like an absolute blast.

Sisterhood Book Club: Thursday August 6th at 6pm

We're reading Tell Me Everything by Elizabeth Strout this month and I'm so excited about this one. Details on location in the Sisterhood group. Come even if you haven't finished it. There is always room at the table.

Coffee at Kook'i: Every Thursday 9-10:45am

Still meeting every Thursday morning at 235 SW Sixth St downtown Redmond. Come as you are, bring whoever, no agenda. I walk across the street to Love Bird Yoga right after if anyone wants to join.

3. FROM MY WEEK

Big news this week: some of my buyers found their home and we're in the early days of their contract. We're calling inspectors, coordinating with title, and keeping everyone in the loop. Shoutout to Brittany Ford at Deschutes County Title who is an absolute gem to work with, and to Josh Gordon at Gordon Mortgage in Bend for keeping the lending side moving. It really does take a great team and I'm grateful for mine.
