We've got a Journey tribute band, a silent book club, the last coffee meetup of summer, and a market that might finally be finding its floor. Let's get into it.

1. THE MARKET THIS WEEK

The numbers are in the graphic above but here's what they don't show: home sales have been exceeding new inventory for several weeks now. Prices are still drifting lower but Altos is signaling we may be approaching a floor. If that sales trend holds, expect prices to level off and potentially start climbing again.

Homes in the $410K range are selling in just 21 days right now. Buyers at that price point are very much active.

The takeaway: if you've been waiting for the right moment to buy, that window may be opening. If you're thinking about a spring listing, now is a great time to start your punchlist and get your pricing strategy in place.

Last Summer Coffee at Kook'i: Thursday August 13th, 9-10:45am

This is our last summer coffee meetup at Kook'i and I'd love to see you there one more time before the season wraps up. Come as you are, bring whoever, no agenda. 235 SW Sixth St downtown Redmond.

Silent Book Club at SCP Hotel: Thursday August 14th

This one is genuinely one of my favorite concepts. You show up, say hi, grab a drink from the Wayfarer bar or coffee shop, and then everyone just reads silently together for an hour. That's it. Bring whatever you're reading, audio books and ebooks welcome, kids welcome too. It's the easiest book club you'll ever join and the people who show up are always interesting. They meet in the SCP Hotel lobby on the big grey couches.

Journey Tribute at Blacksmith Public House: Saturday August 15th

Classic Journey Tribute takes the Blacksmith outdoor stage Saturday night and this one is going to be loud and fun. Doors at 5pm, show starts at 7pm. All ages, kids 10 and under free. Tickets at https://www.blacksmithpublichouse.com. Benefits Family Access Network. VIP tickets available on the upper deck for $100.

3. FROM MY WEEK

My buyers are working their way through the inspection period and things are going smoothly. We're going through the inspection report together and having productive conversations with the sellers. I'm really lucky to have such thoughtful clients.

This Saturday my family is heading to the valley for some RC car racing and my husband’s cousin Cody's birthday. One of my favorite things about living in Oregon is that seeing family is a few hours in the car with the dogs instead of a day in airports leaving them behind. We are very happy here.
