This week is a full one in the best way. Paint night with my friend Mandy, a market that did something worth talking about, and by the time you read this I'll probably be at the Oregon Zoo with my family celebrating my mom's 73rd birthday. More on all of that below.


1. THE MARKET THIS WEEK

This is the one to pay attention to. The median list price in Redmond dropped to $582,000 this week and Altos is now officially calling it a buyer's market. The Market Action Index slipped to 32, inventory jumped to 282 active listings, and new listings are coming in at a median of $464,900, well below the overall median.

Here's what that means in plain terms: demand has cooled, supply has grown, and prices have begun moving lower. That's a meaningful shift from where we were just a few weeks ago when we were hitting all time highs.

45% of active listings have had a price reduction. Average days on market is 91. The market is telling sellers something loud and clear right now.

Paint Night at Abby's Legendary Pizza: Wednesday July 22nd

Redmond Compass Business Roundtable: Thursday July 23rd, 6:30pm at Herringbone Books

Toby Keith Tribute at Blacksmith Public House: Friday July 24th

The FANFest Concert Series is bringing Hollywood Yates to the Blacksmith outdoor stage for a full Toby Keith tribute show. Doors at 5pm, show starts at 7pm. All ages, kids 10 and under free. Trivia at Bunker Bar: Monday July 27th, 6pm

Every Monday night at Bunker Bar, 704 SW 8th St. Family friendly, two hours of trivia starting at 6pm. I'm thinking about rounding up some Sisterhood ladies to check this one out sometime. If you go, let me know how it is. I love trivia!

3. FROM MY WEEK

This week I'm helping some family who just moved to town find their home here in Central Oregon. We did our buyer consultation last week, they got me their pre-approval, and now we're texting about this house and that house all day. It's genuinely one of my favorite parts of this job, especially when it's people I love.

Wednesday night I'm headed to paint night with my friend Mandy and I'm very excited about the mustaches and glitter situation they advertise. I’ll miss the Redmond Compass roundtable with Holly and learning more about what she's building but if you’re a business owner in Central Oregon, this could be really beneficial to your growth.

And then this weekend we're headed to the valley for my mom's 73rd birthday. My brother is flying in from Iowa with his three kids, my sister is coming up from Dallas, and my other two sisters are already in the valley. We’re just missing my other big bro; thankfully he came up last year and we were all together as The Great Eight for the first time in over 20 years. We're doing the Oregon Zoo, a Lego thing my brother in law has going on, downtown Portland, friends, more family. It's going to be a lot and I'm here for all of it.
