Summer is humming along and this week has a little bit of everything: a new listing worth sharing, moms meeting up at the park, coffee at Kook'i, and a summer social at the end of the month I'm really excited about. Let's get into it.

I took on a listing this week and I want to tell you about it because the story behind it is worth sharing.
This property was bought and built for the sellers to retire in. They wanted forest views, peace and quiet, BLM land out the back door, and a shop big enough to actually use. They built all of it from the ground up just a few years ago. Then life had other plans and they're moving back to the valley. Their loss is genuinely someone else's gain.

2. THE MARKET THIS WEEK
Median list price in Redmond pulled back to $604,500 this week and inventory is holding at 250 active listings. The Market Action Index is steady at 33, and Altos is noting that sales continue to outstrip supply, which could mean upward price pressure if that trend holds.
The number worth watching: 46% of active listings have had a price reduction, the highest we've seen all year. New listings are coming in at a median of $534,900, well below the overall median, which tells me sellers entering the market right now are being realistic about where they need to land.
The takeaway: the underlying demand is there but pricing still matters enormously. Homes priced right are moving. Everything else is sitting and eventually reducing.

3. WHAT'S HAPPENING IN REDMOND
Park Meetup for Moms at Hayden City Park
Sisterhood member Sarah Jean is hosting casual park meetups for moms, caregivers, and expecting mamas and they've been getting a great turnout. Fresh air, open play, and a mini book exchange: bring a book your little one has outgrown and take home a new one. Bring snacks, water, sunscreen, and come say hello. Keep an eye on the Sisterhood group for dates and details.
Coffee at Kook'i: Every Thursday 9-10:45am
We're still meeting every Thursday morning at Kook'i, 235 SW Sixth St downtown Redmond. Come as you are, bring your kids, bring whoever. No agenda. I have two guest passes left for anyone who wants to try yoga with me at Love Bird Yoga right after at 11:00. Just let me know.
Sisterhood Summer Social at Sunriver Brewing: Thursday July 30th, 5-8:30pm
This one I'm really excited about. We're gathering at Sunriver Brewing on Badger Ave for a casual summer social, come and go whenever you'd like. Name tags, maybe a little party bingo, great food, good drinks, and a chance to actually meet other women in the community. They have a small play area in the dining room so if bringing your little one is what makes it possible for you to come, bring them.
Whether you've been to one Sisterhood event or twenty, I'd love to see you there. And if you've been wanting to meet more women in Redmond, this is a really good place to start.
