Hey friends,

Summer is humming right along in Redmond and this week has some really good stuff on the calendar. Let's get into it.

1. WHAT'S HAPPENING AROUND REDMOND THIS WEEK

Trivia and Tacos at Elements Public House: Tonight, Tuesday July 7th at 6:30pm. Free to play, full menu plus Taco Tuesday specials, gift card prizes, and two hours of live trivia at 1857 NW 6th St. Bring a pen and some friends.

Music on the Greens: Wednesday July 8th, American Legion Park. Vendors open at 5:30pm, live music starts at 6pm. This week's band is The Substitutes, Central Oregon's self-appointed rock and roll border patrol since 1996. Bring a blanket, bring the kids, and come enjoy one of the longest running community festivals in Central Oregon. Free always.

Sisterhood Coffee at Kook'i: Thursday July 9th, 9-10:45am. Every Thursday this summer at 235 SW Sixth St. Come as you are, bring your babies, bring your mom, bring whoever. No agenda, no ice breakers, just coffee and good people. At 10:45 I walk across the street to Love Bird Yoga if anyone wants to join me. I have a few guest passes for anyone curious.

Sisterhood Book Club: Thursday July 9th at Mazatlan on 97. This month we're reading Across the Crying Sands by Jane Kirkpatrick, suggested by Jeanne. Historical fiction set on the Oregon Trail, exploring resilience, faith, and quiet strength. Come even if you haven't finished it. There is always room at the table.

2. THE MARKET THIS WEEK

The median list price pulled back to $615,000 this week after a few weeks at all time highs. Inventory climbed to 259 active listings and the Market Action Index is holding at 33. The Altos narrative is worth paying attention to: the MAI has been trending lower for several weeks even while prices have stayed relatively stable. If inventory keeps growing without a matching uptick in demand, we could start to see downward pressure on pricing.

The number I keep watching: 45% of active listings have had a price reduction. That's the highest we've seen all year.

New listings are coming in at a median of $565,000, well below the overall median, which tells me sellers entering right now are being strategic. The ones who aren't will show up in that 45% soon enough.

The takeaway: if you've been thinking about selling, sooner is still better than later. The data is starting to shift and getting in front of that matters.

This week I'm excited to be co-hosting the Redmond weekly MLS broker tour on behalf of Real Broker LLC alongside Curt Stafford with Western Title and Escrow.
