Hey friends,
It's 4th of July week and Redmond does not hold back. Block parties, bike rides, and a parade I am actually walking in this year since my son is marching with the Cub Scouts. Let's get into it.
1. REDMOND'S 4TH OF JULY WEEK
America 250 Community Block Party: Friday July 3rd, 4-8pm at Centennial Park. Redmond is celebrating the 250th anniversary of the Declaration of Independence with live entertainment, family activities, and local traditions. Full schedule at Redmond250usa.com.
Community Bike Ride with Trinity Bikes: Friday July 3rd. Meet at 5:30pm, ride starts at 6pm. Easy 4-5 mile family-friendly loop around town. Wear your red, white, and blue. Ice cream sandwiches after at the shop. RSVP so they can plan for the ice cream.
4th of July Parade: Friday morning, 10am, downtown on 6th Street. We usually post up at Cascade and 6th, but this year I'll actually be in the parade since my son is marching with Cub Scouts. Come wave at us. The Redmond, Oregon city website also has the fireworks show and concert schedule for the week if you want to plan your whole holiday.
2. THE MARKET THIS WEEK
Redmond hit another all time high this week. Median list price is now $644,450 and the Market Action Index climbed to 33. Altos is calling it plainly: more demand and fewer listings have kept this price climb going, with no signs of slowing yet.
Here's the number I keep coming back to though: 40% of active listings have still had a price reduction this year. Even in a market that's heating up, pricing it right still matters.

Realtor Insights: The Inspection and Due Diligence Period
This is the stage I'm working through with a few buyers right now, so it felt worth explaining. Once a buyer is under contract, they enter their due diligence period: earnest money gets paid, the inspection gets scheduled, and documents start flowing to the lender. It's a busy stretch.
For sellers, it's more of a waiting game. A lot of contracts include a buyer's suitability clause, which means the buyer can walk away during this window for pretty much any reason. So sellers are hoping the inspection report comes back clean and the buyer is genuinely committed.
Behind the scenes, the agent is juggling timelines with lenders, escrow officers, and the other side's agent, all while keeping other clients moving too. It's a balancing act, and like most real estate contracts say, time really is of the essence.
