What's Happening in the Redmond Housing Market This Week

The median list price is holding at $595,000 this week in Redmond, OR 97756, and there's actually a notable shift in the narrative from last week: home sales are now outpacing supply, and the Market Action Index has been trending upward for several weeks. That's a more encouraging picture for sellers than we've seen recently.

Here's what the numbers say:

Inventory slipped slightly to 230 active listings, down from 231 last week. Not dramatic, but the direction changed. Median new listing price dropped to $505,000 this week, down from $605,000 last week. That tells me sellers coming onto the market right now are being more realistic about where they need to price, which is actually a healthy sign.

A few things I'm watching:

Price per square foot ticked up to $334, a small move but in the right direction. 36% of active listings have had a price reduction, still high, and a good reminder that overpriced homes are still sitting regardless of the broader trend. Median days on market remains at 42, average at 87. That gap hasn't closed, so the story is still the same: price it right from the start and it moves. Price it high and hope, and you'll be adjusting later.

Pickleball for Scholars

Today, Friday May 8th, the Cascade East Association of Realtors is hosting the 1st Annual Pickleball for Scholars fundraiser at The Premier Pickleball Club, 2405 SW First St. We play from 12-6pm to raise scholarship money for Redmond seniors graduating in 2027. All proceeds benefit local kids heading into their future, and I think that's worth showing up for even if your backhand is terrible (mine is).

Teams of 2 are $100, single player $50, or come as a non-player supporter for $20. Lunch, cocktails, raffles, and professional photos included. There may still be time to sign up: call The Premier Pickleball Club at (541) 526-8388 or visit the-ppc.com.

Makers Market at Mountain View Fellowship

Saturday May 9th from 9am to 1pm at 1475 SW 35th St. Locally made crafts, baked goods, art, raffles, and bounce houses for the kids. This one has a really special purpose behind it: the event is raising support for a local mom of four whose son is battling leukemia and needs a vehicle. I won't be there myself this week but I wanted to make sure you knew about it. That's the kind of community this is.

Mother's Day Brunch at Juniper Preserve

If you want to do something a little fancy for mom on Sunday, Juniper Preserve at Pronghorn in Bend is doing a family-style Mother's Day brunch at Iris restaurant. Savory and sweet spread, beautiful setting, the whole deal. Reservations required so check their Instagram bio for the link before it fills up.

Live Music at Blacksmith Public House

Blacksmith is kicking off their summer concert series and it starts tonight, Friday May 8th, with Jeff Miller and The Congregation: roots-driven country-americana with rock, blues, soul, and gospel woven in. It's free, it's outside, and it's the kind of evening where you bring the kids, let them run around, and enjoy a cold drink while good music plays. We might just do exactly that.

Redmond High Class of 2006: Your 20-Year Reunion is Coming

If you graduated from Redmond High in 2006, your 20-year reunion is happening June 20th at 4pm at Wild Ride Brewing in Redmond. No formal budget so food and drinks are on you, but family is welcome and it sounds like a casual, come-as-you-are kind of evening. Twenty years goes fast. Worth showing up for if you can.

FROM MY WEEK

Little League, Broker Tours, and Mother's Day Plans

The Green Jet Machines are doing great. The boys are getting sillier with each other every week, which is honestly one of my favorite things to watch. End of season is coming at the end of May and we're all already a little sad about it... but we're looking forward to seeing the Bend Elks play this summer. Their tickets just went on sale May 1st: bendelks.com for schedules and tickets. Worth checking out if you've got baseball fans in the house.

As for Mother's Day, I'm planning to spend the day with my husband and son, whether that means brunch somewhere or just getting outside and exploring. Either way I'm happy.

SISTERHOOD OF REDMOND

Pickleball continues Friday mornings at 9am at Sam Johnson Park, back courts. Park in the main lot and walk behind the basketball hoops through the construction gate. Beginner friendly always.

Book club met last week to discuss The Horse Whisperer. First Thursday of every month if you want to join us for the next one.

Game night is on the calendar for May 16th, location and games still TBD. Let me know if you want in so we can lock down the details.
