We're in the time of year where nighttime freezes and warmer afternoons can expose little issues you didn't know you had. This week is a good one to walk around your home and check exterior hose connections, make sure crawl space vents are behaving properly, and if we dip below freezing again, open cabinet doors under sinks to let warm air circulate. The median price of new listings lately is around $577,000.

Price per square foot sits around $339.

Homes are taking longer to sell; average days on market is 103 and median days on market is 63.

About 36 percent of homes have reduced their price and only 2 percent have increased, which tells us buyers are weighing options and sellers are adjusting to that.

The range of activity across price segments shows movement at multiple levels, but nothing dramatic yet.

In simple terms, prices have been pretty stable for several weeks. We're still technically in seller territory, but the pace isn't fast. That means pricing and preparation matter more than ever if you're thinking about selling. Inventory is not high enough to call it a buyer's market, but it's not overheated either.
