This Week in Redmond: Homeowner Tips + Market Snapshot
February 10, 2026
If you own a home in Redmond, this is your quick weekly check in. A few practical reminders, a little perspective, and a simple look at what the market is actually doing right now.
A little homeowner truth
If you’ve ever cleaned one room and somehow made three others worse in the process, welcome to homeownership. It’s not a failure; it’s just how houses work.
A simple homeowner tip
If you haven’t changed your HVAC filter recently, now is a good time. It’s one of those small things that actually matters. Better air quality, less strain on the system, and usually a lower power bill. I tell people to set a reminder every 90 days and forget about it in between. Ironically, my reminder went off today for ours.
Seasonal note for Central Oregon
We’re still bouncing between cold nights and warmer days, which is when little issues tend to show up. This is a good week to check hose bibs for slow leaks, make sure crawl space vents are set correctly, and crack open cabinet doors under sinks if the temps dip again. We’re all hoping for snow this winter. It’s boring advice, but it prevents expensive surprises later.
A quick look at the Redmond market
Here’s the short version of what the numbers are showing right now for Redmond single family homes.
The median list price is around $595,000. New listings are coming on closer to $614,500. Price per square foot is sitting near $335. Homes are taking a bit longer to sell, with median days on market around 70. Inventory is still relatively limited, about 138 homes available, and the market action index is hovering at 37, which puts us in a slight seller’s advantage. altos 2.7.26 market-report-redm…
The Beacon Report backs this up and shows Redmond inventory around 1.5 months. That’s still considered tight. What this really means is that pricing and preparation matter more than they did during the frenzy. Buyers are paying attention, and not every neighborhood or price range is behaving the same way. If you live here, the most useful data is almost always what’s happening on your street, not the citywide headline.
If you’ve been quietly wondering
If you’re curious what homes near you are actually selling for, or you’re thinking about selling later this year and want to understand the timing, I’m always happy to talk it through. I keep a small client load so I can be hands on and realistic about strategy and expectations.
If it makes sense, we can set up a quick vibe check and see if working together feels right.
