The neighborhood was designed with that relationship in mind; tree-lined streets, craftsman and colonial-style architecture with front porches, and a layout that feels genuinely pedestrian-friendly rather than just car-dependent like a lot of newer developments. Some homesites even have views of the Cascade Mountains, depending on placement within the neighborhood.
Homes here range from around 1,700 to over 2,000 square feet, with current pricing generally falling between $485,000 and $755,000 depending on age, size, and whether it's resale or new construction. There's still some new construction happening in the later phases of the neighborhood, which means there are options for buyers who want a brand-new build as well as those looking at established homes with more mature landscaping.
West Canyon Rim Park
This is the heart of the neighborhood, in my opinion. West Canyon Rim Park overlooks the Dry Canyon and includes a paved walking trail with genuinely beautiful views. It's the kind of park that becomes part of your daily routine rather than a destination you plan for; an after-dinner walk, a quick stop with the kids on the way home, a place to let the dog run before it gets dark.
The playground here gets real use. It's well-maintained, it's a good size, and because it sits right at the edge of the canyon, there's a sense of openness to it that a lot of neighborhood parks don't have.
Direct Access to the Dry Canyon Trail System
One of the defining features of living in Canyon Rim Village is how close you are to the broader Dry Canyon Trail system. This is one of Redmond's best amenities, period; a paved and natural trail corridor that runs through a significant stretch of the city, connecting parks, neighborhoods, and open space. Living in Canyon Rim Village means that trail system is essentially an extension of your backyard. You can be out walking, running, or biking within a few minutes of leaving your house, without needing to drive anywhere first.
The New Addition: Dry Canyon Club
Recently, Canyon Rim Village gained a new gathering spot that's quickly become a local favorite: Dry Canyon Club, a neighborhood tap house just off the canyon. It's a genuinely fun space; 24 rotating taps of craft beer, wine, cider, and seltzer, an in-house coffee bar through Tite Knot Craft Coffee, and a rotating lineup of six local food trucks covering everything from wood-fired pizza to fresh sushi to Mexican food from a well-known local family. Dogs and kids are welcome, there's plenty of indoor and outdoor seating, and they run regular events; live music on Tuesdays, trivia and tap takeovers twice a month, karaoke twice a month. It's become a genuine community hub, not just a bar.
In the interest of being honest about the whole picture: parking can be tight since the club is tucked into the end of a residential street, which means overflow parking sometimes spills into the neighborhood itself. And the main road it sits on carries a fair amount of traffic, so the patio seating facing that side is noisier than the seating tucked further back. Neither of these is a dealbreaker, but if you're the kind of person who wants to know the real picture before you fall in love with a place, now you know.
What This Neighborhood Offers Day to Day
Living in Canyon Rim Village means having a genuinely walkable, tree-lined neighborhood with a park, a trail system, and a gathering spot all within close reach, in a part of Redmond that continues to be one of the most consistently in-demand areas in the city. New construction here tends to move quickly when it comes available, and resale homes in the neighborhood are well cared for, which keeps the overall feel of the area consistent and appealing.
